Denison Housing Summary

After several years using creative incentive programs to encourage new housing construction and major renovations to older neighborhoods, Denison experienced a jump in single-family permits. Developers began looking at potential sites and new residential developments pushed permits to record numbers for three-plus years in a row. New multi-family housing complexes have opened, two existing complexes have expanded, and more are being developed.

Denison is currently growing at a rate of 2.58% annually and its population has increased by 7.94% since the most recent census.

Household Count

The household count in this area has grown from 9,185, a change of 3% percent annually. The five-year projection of households is expected to grow 9% percent annually from the current year total. Average household size is currently 2.52, compared to 2.43 in the year 2000.

As of November 1, 2023, the U.S. Department of Housing and Urban Development performed a Comprehensive Housing Market Analysis of the Sherman-Denison Metropolitan Statistical Area (“Sherman-Denison MSA”) in Grayson County, Texas which estimated the current population as 148,400.
