Site Improvement Grant Programs
Site Improvement Grants assist property owners in improving the appearance of their sites and businesses in highly visible areas of Denison.
All Site Improvement Grant Programs are incentive matching grant programs funded by the Denison Development Alliance (DDA) to improve the appearance of sites and buildings that are in highly visible areas as defined by the Denison Development Alliance and to encourage quality design. Site Improvement Grants are designated to assist in three areas, each with unique requirements and qualifications:
- Gateway properties,
- Perimeter properties, and
- Commercial Historic Overlay District (CHOD).
Any retail, non-profit, or commercial building/business owner within the designated program areas (see map) is eligible to apply. The grant application and supporting documents must be submitted prior to any work being initiated.

Denison Gateway Site Improvement Grant Program
Focused on projects along targeted Denison “Gateways”–the major roads that lead to the heart of Denison. The grant application and support documents must be submitted to the DDA for review prior to any work being initiated. Grant funding limit is up to $5,000 per building address along the "Gateways" for street-front facing site improvements.

Denison Perimeter Site Improvement Grant Program
Focused on projects along designated "Perimeter" areas adjacent to Downtown Denison. The grant application and supporting documents must be submitted to the DDA for review prior to any work being initiated. Grant funding limit is up to $25,000 per building address along the "Perimeter".

Denison Commercial Historic Overlay District Site Improvement Grant Program for Regular Projects and Targeted Building Projects
Focused on projects in the Commercial Historic Overlay District (CHOD). Maintaining the City’s historical significance is supported by the Historic Preservation Board (HPB) which works to ensure projects meet established standards. The HPB application process is separate from the DDA Façade Grant consideration but HPB actions, decisions, and opinions will be taken into consideration in the Application Process. HPB approval is required for building permits. The grant application and support documents must be submitted to Denison Main Street and DDA prior to any work being initiated. Grant funding for a regular project is up to $25,000 per building address and funding for a targeted building project is determined on a case-by-case basis.

Additional Requirements for CHOD Participants
CHOD participants will also need to complete and submit the City of Denison Historic Preservation Board Certificate of Appropriateness Application and the DDA Addendum to HPB Certificate of Appropriateness Application.
